House Flipping Tips - Be Ready For Anything
There are a lot of resources on the web, on television, and in print regarding fixing up houses and reselling them for a profit. You can find advice everywhere, it seems. Everybody has an opinion. But when you come right down to it, the basics remain the same. Buy an undervalued house in a desirable area, set a budget for fixing it up and a timeline for doing so, stick to the budget and the timeline, and price it fairly. But every flip is different and there are a lot of little points that can decide if the big things go right or wrong. So in this article we have a few house flipping tips for you.
When it comes time to select a property, here are some things to keep in mind. None of following factors are necessary, but having one or more present can put the odds of a successful renovation in your favor.
It's the worst house in a nice neighborhood.
It's a house located in a good neighborhood with great schools.
You can do all the necessary work yourself.
House is owned by an absentee landlord that wants to get out.
Property is in foreclosure.
The house has at least two bathrooms, with one being a master bath attached to a bedroom.
The owners of the house are getting divorced.
Conversely, here are some things that you'd rather not see. Of course, every one of these is a reason to hit up the seller for a lower price, but too many of them can make it impossible to make a profit unless you get the house for free. Floors that sag.
Utilities that have to be completely replaced, such as knob and tube wiring or galvanized steel plumbing that's become clogged with corrosion.
Large water stains on ceilings or walls.
Mold anywhere.
Standing water in the basement or crawl space.
Security bars on all the windows and doors.
A crumbling or bulging foundation. Finally, a few words of wisdom. Study as much as you can about renovating houses and selling them for a profit. Watch the TV shows, read books, and peruse this and other websites that offer house flipping tips. But regardless of how much you learn, always be ready for the unexpected, because you'll find that is the only thing that you really can expect. When you find out that the septic system unexpectedly needs replacement, or you're a half hour from your first open house and you discover that turning on the upstairs shower results in a flood of water from the ceiling lights in your brand new kitchen, you'll find out if you really have what it takes to thrive in the house flipping game. And if you do, all those catastrophes will make great stories a few months later....ok, maybe a few years later.
